We have strong relationships with local title companies and can close most loans within 7-10 days.  Our decisions are local and we can typically approve your loan within 24-48 hours.  If we cannot do your loan, we will let you know within the first 24 hours.

We provide standard fix and flip loans, 1-4 family residential projects, commercial and retail renovation properties,  single family construction, bridge loans, lot loans, and land development loans.

No.  Federal and state laws preclude private lenders from financing personal residences and standard consumer loans.   We only provide commercial loans for business purposes.

Give us a call or send us an email to discuss your project.  We will send you a loan checklist to complete.  We typically require a personal financial statement, 2 years tax returns, copy of your contracts, and a brief summary of your loan request.  Other items may be required contingent on your project.

Our construction loans are 6-12 months?  The interest rate is typically 11-16%.  Our fees are 2-5% with customary documentation preparation charges.  Our bridge, commercial renovation, and land acquisition and lot development loans are typically 1 year terms with extension options.

We have strong relationships with all the local community and regional banks.  Our President is a former Bank President and CEO.  We can underwrite your commercial loan and take it through the loan approval process.  We charge a fee for this service, typically a minimum 1%.  There is no size limit.  Give us a call today to discuss your loan requests.
